What kind of insurance policy do I need to protect my home? That depends, are you buying a house, condo or townhouse? Or do you rent?

Homeowners Insurance

We understand that your home is perhaps your most valuable possession. That’s why we work hard to provide you the best coverage, tailored to your needs, at a reasonable price. Typically, our Homeowners Insurance policy provides the following coverages. If you have any questions, please contact us.

Property

With your Homeowners coverage, your house and separate structures are covered for almost any type of damage except for a few common exclusions listed in your policy, such as wear and tear, flood, nuclear hazards and earthquakes.

Personal Property

Your policy covers your on-premises personal property, subject to the policy provisions. Your personal property is protected anywhere in the world – if your clothes are stolen while on vacation, you’re covered.

Typically, your personal property is covered for damages resulting from the following:

  • Fire of lightning
  • Windstorm or hail
  • Explosions
  • Riots or civil commotion
  • Falling objects
  • Aircraft and vehicles
  • Sudden or accidental smoke damage
  • Vandalism or malicious mischief
  • Theft
  • Sudden and accidental discharge of water or steam from plumbing system or appliances
  • Building collapses

Personal Liability

Your coverage pays for bodily injuries to other people or damage to their property if you are liable, when the damage is caused by the following:

Use of your premise, including swimming pools
The acts of your pets
Unintentional acts by you or a qualified family member

Also, this coverage pays medical payments for other people injured on your property, regardless of liability, up to certain limits stated on your policy.

Optional Coverage

These coverages are not part of your homeowners policy. They can be added to provide coverage above what your homeowners policy typically provides.

 

For Your Personal Belongings
What would it cost to replace the contents or personal belongings of my home?

Your personal belongings

If the unexpected happens, losing your home contents could be distressing, financially devastating. Your Farmers Homeowners, Townhouse, Condo and Renters policies cover your personal belongings, subject to the policy limits and conditions.

There are two distinct ways to insure your personal possessions:

Replacement cost coverage This coverage pays you the dollar amount needed to replace personal property without any deduction for depreciation, but is limited to a maximum dollar amount.
Actual cash value This coverage pays you an amount equal to the replacement value of damaged property minus depreciation. Unless a Homeowners policy specifies that property is covered for its replacement value, the coverage is for actual cash value.

Many people make the mistake of underestimating the value of their home contents. This mistake is easily made when you consider the amount of new items we purchase each year. Under-insurance can lead to heartache and inconvenience should the unexpected happen.

Liability coverage

Nothing is worse than the feeling you get when you are responsible for damage to someone else’s property or for someone else’s injuries. Our agents can build a homeowners policy that protects you from this financial worry.

This coverage is part of your Homeowners Insurance policy. It protects you and your family against property damage or bodily injury claims for which you are legally responsible. Liability insurance covers you, for example, if someone slips and falls on your property or if your dog bites someone.

Today, when multimillion-dollar lawsuits are common, your homeowners policy may provide substantial liability limits, but it may not be enough.

Personal Liability Umbrella supplements your present policies and provides additional coverage in increments of $1 million.

Medical Coverage

Your homeowners, townhouse, and condo policies provides medical payments for other people injured on your property, regardless of your liability. Please check with your local agent to determine how much coverage is available on your policy.

 

For Your Coverages
Do I need earthquake insurance?

  • Most Homeowners policies do not cover earthquake insurance or earth movement. In California, California Earthquake Authority (CEA) coverage is available through your Farmers agent.

Should I get Flood insurance?

  • Everyone lives in a flood zone.
    You don’t need to live near water to be flooded. Floods are caused by storms, melting snow, hurricanes, and water backup due to inadequate or overloaded drainage systems.

  • Flood damage is not covered by homeowners policies.

  • You can protect your home, business, and belongings with flood insurance from Farmers — up to $250,000 for the building and $100,000 for contents.

  • You can buy flood insurance no matter what your flood risk is.

  • You can buy flood insurance as long as your community participates in the National Flood Insurance Program. Flood insurance is a good buy even in low or moderate risk areas. Almost 25 percent of all flood insurance claims come from low- to moderate-risk areas.


Do I need Personal Liability Umbrella coverage?

  • Lawsuits are common today. More and more, juries are awarding very large verdicts. If you accidentally injure someone or damage their property, you could be sued. Your homeowners, property and auto policies may provide substantial liability limits, but juries can award damages that exceed those limits.

  • Farmers Personal Liability Umbrella provides coverage in increments of $1 million. It supplements your present policies to provide additional personal liability protection.

  • The Umbrella policy goes into affect after the underlying liability limits on your homeowners or auto policy is exhausted. Therefore, your policy must have certain limits in order to qualify for an Umbrella policy.

  • Typically, these are the policy limits that either your auto or homeowners policy needs to have. Please check with your local agent if you have any questions.

Auto Insurance Liability Limits:

$250,000 bodily injury per person
$500,000 bodily injury per occurrence
$50,000 property damage per occurrence

Homeowners Insurance Liability Limits:

$300,000


How can I make sure there is adequate coverage for my valuables (jewelry, silverware, furs)?

  • There is limited coverage available for your valuables. In most cases, you will need to purchase Personal Articles Floaters, which extends coverage for your personal articles, such as jewelry, furs or fine arts, when their value is higher than the limits stated in your policy.

    Your agent can help you decide if you need to purchase this coverage.


How much should my deductible be?

  • Please contact our agents for more information about your deductible.


Will I be reimbursed for additional living expenses if I cannot live in my home due to a covered loss?

  • If your home becomes uninhabitable due to a covered loss, we pay for those extra costs of housing, eating expenses, etc. up to the applicable limit.
